Florida will continue to be a premier retirement and relocation destination.  The Tampa Bay area is expected to make a "V" shaped recovery which means that the market will recover as quickly as it declined.  This is attributed to property values due to it's climate, vibrant employment sector and quality of life and recreational offerings.       

Prices have come down and the market is becoming more active.  With a change in international currency values there should be a large influx of international buyers looking for their place in the sun.  There are some beautiful luxury beach front condo developments on Clearwater Beach, notably, Sandpearl Resort and Residences and Mandalay Bay.   

Desirable properties are beginning to sell more quickly due to price reductions and improvements being made to existing homes and condos.  I am seeing more properties come on the market at favorable prices.  Property owners are beginning to realize that to sell a home or condo, the price should be attractive to a potential buyer.   

With the current mortgage crisis there are more and more foreclosure properties becoming available.  Contact me to keep you updated on foreclosures in the area.  These are bank owned and vacant and waiting for your offer.  Be advised however that these properties are negotiated through the banks and the transaction, if it occurs, can take many months.

Now is the perfect time to buy foreclosed Florida property.  Tampa Bay was not as hard hit as some other Florida markets which were overdeveloped.  Foreclosed homes and condos are beginning to appear on the market and at well below market value, though some are in need of extensive repairs.  I have actually seen renovated homes being sold by motvated owners at better overall values than foreclosures.   

To find foreclosed homes and condos in the Tampa Bay area call me first!!  I will keep you up to date on foreclosed properties as they become available.  These foreclosures are bank owned properties, or REO's, real estate owned, being sold as-is, well below market value.  A recent example is a Gulf front condo purchased in '06 for $560,000, now for sale in foreclosure for $326,000.  Was the condo overpriced at $560,000?  Probably.  At $326,000 for a gulf front condo it is certainly a bargain at this time.   

Foreclosed properties and new tax legislation will be the beginning of the next wave in Florida real estate. People will continue to retire and seek out the Florida sunshine, and after all, what better place to live than Florida's West Coast!
